Pricing a home is not simply choosing a number. The price determines how the property is positioned against competing homes, which buyers are likely to see it, and whether the market views it as an opportunity or an overreach.

The objective is to select a price that supports the seller’s goals while remaining credible to the market.

A comparative market analysis may include:

Active, Pending, and Off-Market Information

Closed sales provide evidence of what buyers have paid. Active listings show what your home will compete against. Pending sales offer clues about where buyers are currently making decisions.

Reliable off-market information may provide useful context, but it must be examined carefully because circumstances may differ from a traditional market sale.

The Cost of Over- or Underpricing

An inflated price can reduce showing activity, extend marketing time, and cause buyers to question the property.

Repeated reductions may create the impression that something is wrong.

Underpricing also creates risk: attention does not guarantee multiple offers or a higher final price.

Pricing should never be treated as a gimmick.

Appraisal Considerations

Reimbursement and Ongoing Review
