Before offering advice, I want to know what the client is trying to accomplish, what concerns are present, and what a successful outcome would mean to that person.
My objective has never been simply to complete a transaction. A closing matters, but so do the decisions that lead to it.
A Commitment to Preparation
Years of working with buyers and sellers in Georgia and Florida have reinforced a simple principle: good preparation reduces uncertainty.
A property should not be placed on the market simply because the paperwork is complete. Its position, likely buyers, presentation, pricing, potential objections, and marketing strategy should be considered beforehand.
That means:

I do not believe in hiding concerns and hoping they disappear.
It is usually better to identify an issue, evaluate it, and decide whether action is necessary.
